According to research by the Central Statistical Office, more and more Poles are choosing to spend their holidays within the country. The increased interest in spending holidays in Poland rather than abroad is, among other things, a side effect of the pandemic. Also, due to the pandemic, People prioritize the safety of their trips, opting for secluded places as vacation spots. As we are more inclined to spend our holidays in Poland, the demand for accommodations, particularly in tourist-attractive areas, is also increasing.
According to statistics, we more often choose wooden houses for accommodation than hotel rooms. This is no surprise – spending a holiday in a summer house has many advantages. The cost of renting a house for the whole family is lower than staying in a hotel. Do you think building a summer house requires a lot of time and involves numerous formalities? Nothing could be further from the truth. Currently, regulations allow the construction of a summer house without a building permit. Since January 3, 2022, the legislator has expanded the list of buildings that can be constructed without a permit to include year-round homes up to 70 m² and individual recreational buildings, i.e., summer houses. For such an investment, only notification to the district office (or, in the case of cities, the city office) is required. The new regulations simplify the procedure, making the investment timeline shorter.
An alternative to self-construction.
Every year, interest in investing in smaller recreational houses increases. A great alternative to building a house yourself is purchasing a mobile home. Such a house also does not require a building permit, only a notification to the relevant authority. Choosing a mobile home is the quickest way to become the owner of a summer house. An individual renting out a summer house occasionally (not running a business) can settle the rental income under private rental rules. In this case, they should choose one of the two methods provided by law for settling taxes: lump sum or the tax scale.
