Survey and preparation of the plot
In accordance with applicable building regulations, when erecting a mobile home, depending on its size and several other factors, it is necessary to submit a notification of its construction or take specific steps to obtain a permit for the assembly of the structure. Depending on whether the mobile home was built on the basis of a notification or a building permit, different procedures apply with regard to acceptance and final formalities.
After completing the construction of a summer house, which was erected on the basis of a notification, it is not necessary to submit a notification of completion of construction or obtain a permit for use. This means that after completing the construction work, you can immediately start using the facility without any additional formalities at the office.
Once your mobile home is on the plot, you must submit a notification of completion of construction to the building inspectorate. This is necessary to obtain a permit to use the facility, which is issued by the building inspectorate. If your mobile home was built with a building permit, you must attach the same documents to the notification as those required for the construction of a house based on a building permit. Some of this documentation is collected throughout the entire investment period, while the rest is prepared after its completion. If no construction manager has been appointed, the notification of completion of construction must be accompanied by statements on:
  • the measurement of the usable area of the building and individual residential premises in accordance with the regulations;
  • the compliance of the building with the construction design and technical and construction regulations.
Such buildings are also subject to a post-construction geodetic inventory after their construction. If the inspectorate does not raise any objections, you can start using your mobile home within 14 days of submitting the notification. If you have any doubts regarding the formalities, it is worth contacting the relevant office, which will answer your questions and, if necessary, help you to complete the documents correctly.
Keeping documents related to your mobile home safe is not only a matter of organization, but also of protecting your rights as the owner. These documents may prove crucial in the event of a complaint, service inspection, or sale of the home. Keep purchase agreements, acceptance reports, delivery and installation invoices, and all warranty documents in a safe place.
Interior inspection of a mobile home
After connecting the utilities and testing the installation, it is time to thoroughly inspect the interior of the mobile home. Such an inspection will ensure that all components are in good condition and that any damage that may have occurred during transport is quickly detected and reported. If you find any transport damage, please contact us within 14 days of the delivery date of the mobile home using the complaint form available at www.serwis.letniskowo.pl.
Check the walls, floors, and ceilings for cracks, scratches, or dents. Pay attention to corners, areas around doors and windows, and floor panel joints.
Ensure that doors and windows function properly after adjustment. Check that the sashes are evenly seated in the frames and that the seals fit snugly along their entire length. Make sure that locks and handles operate smoothly and that there is no friction when closing.
Check the condition of furniture and fixtures. Make sure that cabinets, shelves, and countertops are not damaged and that fronts and hinges are working properly. For appliances such as stoves and refrigerators, check that they are ready for use after being properly connected. The full functionality of the appliances can only be assessed during everyday use. The equipment is brand new, so please read the user manual and the instructions for dealing with malfunctions. The warranty period for individual appliances may vary depending on the manufacturer. Any faults in household appliances during the warranty period should be reported via the manufacturer’s website. To do this, you will need to provide the manufacturer with the serial number of the appliance in question.
Technical inspection of a mobile home
After reviewing the documentation, a technical inspection of the mobile home should be carried out. This will ensure that all structural and installation components are functioning properly.
If you notice problems with opening or closing windows and doors, they may be due to improper leveling of the house or minor structural shifts after transport. It is recommended that window and door frames be adjusted by a specialized company. Adjusting windows and doors usually involves adjusting the hinges. Use an Allen key to perform the following steps:
  • Turn the adjustment screw located at the top or bottom of the hinge.
  • Adjust the side screw to move the sash to the left or right.
  • Turn the adjustment screw on the hinge to increase or decrease the pressure, which will affect the tightness.
  • After adjustment, check that the sashes open smoothly and that the seals fit tightly.

The house should be leveled as soon as possible after unloading. It is not recommended to stay inside before leveling. You may only enter the house immediately after unloading to inspect the equipment. The house should be supported at the points marked on the chassis beam. Adjustable supports are recommended for this purpose.

Tools required for leveling:

  • Adjustable supports (available as an additional option).
  • A jack with a minimum load capacity of 8 tons.
  • Base pads for jacks and supports, e.g., boards to increase the pressure surface.
  • A straightedge (min. 200 cm) or spirit level, preferably a laser level.

Important: For large level differences, at least two jacks are required, as the house must be lifted in two places. If the house is placed directly on properly constructed foundation pads, leveling is not necessary.

Leveling process:

  • Position the mobile home within the outline of the foundation pads so that the support points are directly above them. If needed, adjust the position with a forklift.
  • If the pads are above ground level, use access ramps.
  • Place supports under all support points.
  • If the foundation is level with the ground, the adjustable support (set to its minimum height) should fit under the chassis beam. If not, lift the house with the jack to the height allowing the support to be placed freely. The jack should be positioned 40–50 cm away from the support point to allow room for turning the adjustment screw arm.
  • Place a protective pad between the jack and the structure to prevent deformation (supplied with the house).
  • The level is determined at the bottom edge of the chassis beam. Each house is leveled during production at designated points, so the reference point should always be the lower edge of the beam. Do not rely on other structural or interior elements for leveling.
  • Adjustable supports allow for 10 cm of adjustment (support height min. 30 cm / max. 40 cm). If level differences exceed 10 cm, follow the site preparation guidelines.
  • Start leveling from the highest support point. The detailed diagram is provided in the manual.
  • When using a spirit level, place it as close to the support points as possible when checking between beams. On the same beam, position it halfway between support points. When transferring the level between axes, use two spacers at least 5 cm thick.
  • If using a laser level, read the measurement on the tape held vertically to the bottom of the chassis beam where the beam of light hits it. The measured value at all support points should fall within the beam line.
  • Using the jack and protective pad, lift the house to the desired height (the correct position is indicated by the bubble in the level or the measurement on the tape).
  • Turn the adjustable support arm to raise its movable part until it fits tightly against the chassis beam.
  • Release and remove the jack. During leveling, the house may lift in other places, so after leveling each support, tighten the remaining supports to eliminate any slack.
  • Repeat this process at all support points.
  • After adjusting all supports, recheck the level and correct if necessary.

Any structural deformations caused during transport should return to normal after proper leveling.

The house is equipped with brackets for securing it against movement. The attachment points are located approximately 1 m from each corner on the underside of the longer side of the house.

There are two types of anchors: screw-in anchors and permanently attached anchors. To stabilize the house, screw in the supplied brackets onto the bolts.

The brackets should be tightened firmly to prevent any play between them and the frame. Then, attach steel cable tie-downs to the anchor points to prevent shifting. The cable should be secured to the ground in a way that allows it to withstand a load of about 1 ton.

Important: After 2 months from installation, check the house level again and correct any differences if needed. The level should be checked before each seasonal use, and at least once a year.

Letniskowo mobile homes are characterized by durability and strength. This is ensured by the use of S235JR steel — a material widely used in engineering and construction, capable of withstanding both dynamic and static loads. Thanks to the use of a steel frame, Letniskowo mobile homes can endure various conditions, including those related to mobility and relocation.

However, during unloading with a tractor, accidental structural damage may occur. Damage can also happen when moving the home over uneven or unsuitable terrain, applying excessive force to the frame.

  • Inspect the exterior of the home’s structure. Pay special attention to areas exposed to vibrations during transport. Check whether any steel elements show signs of mechanical damage.
  • If you notice any structural damage, contact the manufacturer immediately. Quick action will help prevent further issues during use. All damages should be reported via the complaint form available at: serwis.letniskowo.pl 
Utility connections
Your mobile home is already in place, but to make full use of it, it needs to be connected to utilities — water, electricity, and sewage. These are what make the home functional and ready for everyday living. Hot water from the tap, working outlets, and efficient drainage are things we take for granted, yet they require proper installation. Only after completing these steps can you truly feel at home.

Utility connections should always be carried out by qualified professionals (e.g., a licensed plumber or electrician). Work involving water, electrical, and sewage systems requires precise knowledge and experience to avoid mistakes that could lead to malfunctions, equipment damage, or even pose a risk to the occupants’ safety.

Incorrect electrical connections can result in short circuits or fire hazards, while leaks in the plumbing system may cause flooding and structural damage to the home. Certified specialists will ensure that all work is performed in accordance with applicable standards, which is also important for future technical inspections and warranty claims. Each completed connection must be recorded in the *Mobile Home Service Card* — lack of such an entry will result in warranty claims being rejected for that scope of work.

Important: After the winter season or any long period of non-use, it is advisable to have all installations inspected to detect any leaks or damage. Regular maintenance of water, electrical, and sewage systems increases both safety and comfort when using the mobile home.

The connection should be made by a qualified plumber. This is done with a ½-inch connection with an internal thread located under the cottage. The connection is secured with a stopper, which must be removed before connecting to the network. Each time the system is emptied, it is to be protected again with a stopper to prevent contamination from entering the system. Before connecting water and before venting, do not start any equipment integrated with the domestic water and central heating system. It is necessary to make the usable water connection after connecting the cottage to the sewage network or septic tank.
  • Make sure all valves are closed and the boiler is disconnected before starting work.
  • The connection of water hoses should be done according to the instructions, using Teflon tape on threads to increase the tightness.
  • A leak test should be performed after the installation is connected. Slowly fill the system with water and observe connections for leaks.
  • For the installation to function properly after it is connected to the network, it must be purged through receivers. To do this, open all intermediate valves, then open the taps in the middle position and allow the water to completely exhaust the air.
  • After the leakage is confirmed and the system is vented, the boiler should be plugged in and set to the appropriate temperature. The boiler must be handled as recommended by the manufacturer.

The electrical wiring should be connected and periodically controlled and tested by a specialized electrician.  Before connecting the mobile home, check the voltage and frequency in the network. The voltage should be 230/400 V 50 Hz. Only cables with a separate protective conductor (PE) may be used to connect the system to the network. If there is no protective conductor in the network, earthing shall be performed. The recommended value of the earthing resistance should be less than 10 Ω.

The electrical connection in the form of a cable is located under the cottage. The wires shall be connected appropriately and in accordance with the best practices, and protected against unauthorized access and animals.

  • Make sure all devices are disconnected and the main current switch is OFF.
  • The cables should be connected by an electrician, in accordance with the markings in the switchgear and with the use of appropriate surge protection devices.
  • After completing the connections, the specialist should perform electrical installation measurements and draw up a protocol confirming the proper operation of the system.
  • Device test: After connection and measurement, check the operation of all outlets, switches and lighting, as well as test the differential with the „TEST” button.

Important: Every 30 days, an operation test of the current differential protection should be performed. To do this, press the TEST button on the protection, if the mechanism is operational, then there will be voltage loss in all circuits, in case the mechanism does not work, turn off the protection by a circuit breaker and call the authorized electrician. Possible future repairs of the electrical installation can only be done by a specialist. 

To connect the mobile house to the sewage network, use a 110 mm diameter PVC pipe placed under the house. Do not use  bathrooms before connecting the installation  to the sewage network/septic tank.

  • All connections should be secured with rubber seals.
  • After the assembly is completed, a leak proof test should be performed. The system should be filled with water to check for tightness and to ensure that no backflow of water in the drains occurs.
  • After connecting the sewer system, it should be patented. It is recommended to periodically clean the traps near washbasins and sinks. The installation is made of PVC pipes, therefore, special care should be taken to use high-temperature chemicals so as not to cause damage to the installation.
  • If some of the access pipes (washing machine, dishwasher) are not used, the connection of these devices should be secured with a plug of appropriate diameter. Despite the fact that the installation is equipped with venting, leaving it unprepared for a longer period can cause an unpleasant smell in the rooms of the cottage. 
System and plant testing
After all utilities are connected, it is necessary to test the installation to ensure that everything is working properly and safely. Tests allow you to detect possible faults or leaks before starting daily use of the house.
All connections, and in particular electrical wiring, should be made by a person with appropriate authorizations in force in the place of foundation of the cottage. Order a qualified electrician to conduct electrical installation tests. It is important to check the earthing and proper connection of phase and neutral conductors. The parameters of the power grid shall be measured to ensure that they are in accordance with the manufacturer’s recommendations and a test of the electric shock protection device shall be carried out. The person skilled in the art should perform voltage measurements and check the correct operation of the protection. After the tests are completed, a report shall be drawn up to confirm the proper functioning of the system.
The plumber should perform a leak proof test of the water and sewage system. Inspection includes inspection of connections, seals and water flow in pipes. If a leak is detected, tighten the connectors or replace the gaskets. After the tests, a report is made and an entry is placed in the service card of the mobile home.

A very important element of the correct operation of a mobile home is the verification of heating / air conditioning systems. To start with, read the user manual for heating devices.

a) Heaters

Normally, in the mobile home there are electric oil heaters with a thermostat. Start using the heater by connecting it to the electrical outlet. Then the electric heater will start to heat up, transferring heat to the oil inside the heater. The thermostat enables precise temperature control in the room, ensuring thermal comfort. When the room temperature drops below the set value, the thermostat turns on the electric heater, which causes the oil to reheat and raise the temperature. When the temperature reaches a set value, the thermostat turns off the heater to prevent the room from overheating. In the bathroom of the mobile house there is a heater filled with propylene glycol. Due to the frequent use of the bathroom heater, periodically check the liquid level, if necessary make up the liquid to ½ height of the upper rib. The checking and refilling is done by a plug located in the top of the heater. The power of the device is strictly calculated and in case of failure must be replaced with a device of the same power. After disconnecting the heaters, check that the devices reach the set temperatures.

b) Underfloor heating

In underfloor electric heating, special heating mats are used, powered by electricity. During its flow, heat is generated, which is then sent to the room. These systems allow for precise control of the heating parameters, which makes it easier to maintain the optimal temperature of the interiors and to take care of the costs associated with the operation of the system. The floor heating elements are activated by means of a temperature controller according to the user’s settings. The option „setting the floor temperature limit” must be used. It should be remembered that according to the manufacturer’s recommendations, the maximum surface temperature of laminated floors should not exceed 27 °C. During the use of the mobile cottage, underfloor heating should be treated as a permanent process, where the regulator operates cyclically within the specified temperature range, and not as a temporary process, i.e. heating to high temperature and completely switching off the heating. A very important feature of floor heating regulators is their limited „memory”, i.e. if we deprive the house completely of electricity (e.g. in winter – more than a month), it will be necessary to reprogram the temperature regulator

c) Air conditioning

If there is air conditioning in the mobile cottage, check that it works properly.

Turn on the air conditioning, place your hand before the air exits and check if you feel a constant gust. If the air conditioning works properly, it should generate a strong and even stream of cold air. If the air is weak or uneven, this may indicate problems with the device. Air conditioning should operate quietly and smoothly. 

Mobile home use
For a mobile home to serve you for years in excellent condition, you need to take care of it. Regular maintenance and technical inspections are an investment in the longevity of your mobile home. Thanks to this, it will be not only safe, but also comfortable for many years of use.
After 2 months from the foundation of a mobile house, you should perform the first check of home leveling, and then you need to do it at least once a year. Use a level to check that the structure does not settle unevenly. Pay attention to doors and windows – if they start to open or close more difficult, it may be a sign that the house requires re-leveling. Check the supports and wedges, making sure that they are stable and not weakened under the influence of weather conditions.
  • Check the tightness of the water and sewage system, as well as the parameters and protections of the electrical system, at least twice a year. Schedule periodic inspections of hydraulic, electrical and air conditioning systems by meeting with professionals.
  • Control the roof. Check for damage, cracks or leaks.
  • External windows and doors are exposed to high temperature amplitudes and may need to be adjusted twice a year. Check the gaskets from time to time. Lubricate hinges and locks if necessary.
  • Gutters and drain pipes should be regularly cleaned to keep them open. Steel elements shall be protected with proper anti-corrosive agents.
  • Plumbing: It is advisable to periodically clean the siphons at the washbasins and sinks.
  • Before the winter season, it is particularly important to check the state of insulation of pipes and connections. 

Moisture is one of the biggest enemies of a mobile home, which can lead to mold formation, structural damage and deterioration of air quality.

 

  • Use moisture absorbers, especially in bathrooms and kitchens, to prevent mold formation.
  • Maintain proper air circulation – regularly air the room and clean the ventilation grates to avoid moisture accumulation and mold formation.
  • External walls and roof have ventilation gaps to allow air flow necessary for their proper functioning. Do not cover or build ventilation gaps. These components should be periodically cleaned.
  • Due to the increased condensation of water vapor in the winter period, it is necessary to limit the drying of clothes in the cottage, if necessary, do it in the bathroom in a minimum amount with the fan running in a higher gear. 
  • Inside the cottage for cleaning and maintenance, you can use safe agents suitable for the cleaned surface. Do not use pressure washers to wash walls and other elements of the mobile home. For cleaning use soft brush and non-aggressive cleaning agents. You can perform a test on a small piece to check that the element is not discolored.
  • Silicone used in bathrooms, kitchen should be regularly inspected, if necessary replaced with a new one. In theory, silicone should be replaced every 3 to 5 years, but the exact time depends on many  factors. Sites exposed to frequent contact with water and detergents may require more frequent changes than those which do not come into contact with water or cleaning agents. Symptoms indicating that the silicone needs to be replaced is the appearance of mold that cannot be removed, cracking or peeling of the silicone, discoloration and loss of elasticity.
  • There are laminate panels in the mobile home. The dirt should be removed with a brush or with a vacuum cleaner using a brush cap. You can also wipe the floor with a damp but not wet cloth (flat mop) with the addition of a laminate panel conditioning agent. Under no circumstances should the panels be poured with water, cleaned with wax, steam streams, pastes, concentrated detergents or cleaning powders.
  • Protect your mobile home floor from the harmful effects of sand and moisture by using wipers or coverings to protect your panels. 
  • Visible elements of the structure should be protected in their entirety every 2 years with an appropriate anti-corrosive agent according to the manufacturer’s recommendations.
  • Wooden elements of the facade should be impregnated every 2 years with appropriate means according to the recommendations of the manufacturer. At the facade made of wood, leakage of resin can occur. It is a natural process that most often occurs on the most sunny walls. The manufacturer of the mobile house and wooden facade is not responsible for this
  • Follow manufacturer’s guidelines for plastic facades.
Securing the house and connections
Mobile houses, although designed for durability and resistance to various weather conditions, require appropriate preparation, especially due to the winter period and low temperatures. Protection of connections against frost is very important to avoid costly repairs and system damage. Frozen pipes can rupture, leading to flooding and serious structural problems. Likewise, when exposed to low temperatures, electrical cables can be damaged, threatening the safety of residents.
  • Use suitable insulation materials such as polyurethane foam, rubber cover or special heat insulation covers to protect water pipes from freezing.
  • Valves should be well insulated (e.g. insulating foam or special shielding) to protect them from cool temperatures.
  • If the house is not to be used in winter, the valves supplying water to the house (cutting off the water supply) should be turned on and the entire water system should be emptied so that water does not freeze in the pipes and cause them to break.

Appropriate maintenance will protect the installations, interior and facade, so you will avoid unpleasant surprises in the spring and costly repairs. What should be done?

  • Empty the entire water system, including boiler and pipes, to prevent freezing and cracking. Open all the taps and leave them open for the winter. If you are installing with a water heater, make sure that it is completely emptied and disconnected from the power supply.
  • Even though the sewage system is equipped with venting, leaving it without proper preparation for a longer period can cause an unpleasant smell in the rooms of the cottage, so leaving the cottage for a longer period of non-use, you should after emptying the water system:

– Use the inspection openings of the siphons, clean them and empty them from water;

– Empty the flushing cistern of the toilet bowl;

– Empty the toilet bowl, pushing the water out of it;

– Pour non-coagulant liquid (based on propylene glycol) over all siphons and toilet bowl.

Preparing the system in this way will prevent the ingress of gases from the grid or septic tank to the rooms and prevent damage (bursting) of equipment elements by frost acting on the water. Propylene glycol is not toxic and is safe for the installation and the environment, but it should be handled according to the manufacturer’s recommendations. Another way to avoid unpleasant odor is to completely disconnect the sewage system from the network or septic tank, but this does not release from the above activities while leaving the system for the winter period.

  • Disconnect the electrical and gas equipment and check that all valves are turned off.
  • Turn off the electrical circuits that supply unused equipment, except for the lighting circuit that runs the fan. Remote controlled circuits and circuits used in winter (heating) should be left on. Turn off the circuits using overcurrent protection (individual circuits are described in the electrical switchboard).
  • Make sure all windows and doors are tightly closed.
  • If your mobile home has external blinds, leave them.
  • Check for patency of gutters and drain pipes. Remove all loose elements around so that the wind does not damage the cottage.
  • It is recommended to use a moisture absorber inside the house. Long-term moisture can lead to wood cracking, furniture deformation, rusting of metal elements and destruction of upholstery.
  • All cabinets, cabinets, drawers, beds, enclosures, interior doors should be left open for better air circulation.
  • Make sure the temperature inside the house does not fall below 8 °C.
  • Leave the ventilation open for the time of not using the house.
  • In case of heavy snowfall, remember to clean the roof of the snow.

Verify that the documentation provided is complete. 

Submitting comments and complaints

If it turns out that the delivered mobile home has defects or damage or is different from the order, you should submit a complaint via the form available at: www.serwis.letniskowo.pl or directly at the company’s headquarters.  The form should accurately describe any noticed deficiencies, damages or other non-conformities with the order and attach photos or videos so that the problem can be solved quickly and effectively. If the data provided in the complaint form or information needs to be supplemented, the Letniskowo company will ask the complainant to supplement the data. 

  • Complaints should be reported as soon as a problem is detected, preferably within a few days of delivery. In the case of transport damage, the complaint should be submitted within 14 days of delivery
  • For devices in the mobile home, not produced by the Holiday House, different complaint periods apply, depending on the manufacturer of the device. Installed appliances include: cooking hob, refrigerator, water heater, washing machine, oven, canister, air conditioning, electric oil heaters with thermostat and all other optionally installed appliances. Detailed information about the warranty period and the principles of complaints can be found in the warranty cards attached to individual devices. Complaints in this case should be made in the manner recommended by the manufacturer of a specific equipment, e.g. via the complaint form. 
  • Summer Service is open from Monday to Friday from 8:00 am to 4:00 pm. Maintenance services are provided by employees of the company or by subcontractors with appropriate qualifications.
  • Complaints are processed within 14 working days from the date of submission. In case of complicated faults or the need for additional verification, this time may be extended. Upon completion of the analysis, the customer will receive information about the decision and further steps related to the implementation of the service or repair. The response to the complaint is provided by phone or to the e-mail address provided.
  • Before a service technician visit, the customer may be asked to prepare a mobile home, for example, emptying rooms from furniture or items that impede access to the repair site. The technician will call you to arrange a convenient date and time for the repair.

In the event that the technician determines:

  • hazardous conditions such as adverse weather conditions or health hazards,
  • No access to the repair site due to uncleaning of rooms,
  • third party interference in the construction of the house or installations,

The service may not be completed. 

The warranty for the mobile home is 24 months from the date of purchase. Letniskowo is responsible for the free replacement of all parts with factory defects. The warranty applies to defective parts/components, as well as assembly except for parts/components that deteriorate due to wear, such as glass, glazing, tires and other built-in equipment to which the individual manufacturer’s warranty refers. The warranty applies only to the mobile home, which has undergone adequate annual maintenance, otherwise the warranty ceases to be valid, because it was not possible to detect errors or defects in a timely manner, and these defects were the subject of complaints.

Important: Keep all documentation related to your mobile home. These documents may be needed in the event of further warranty or service claims.
